For your benefit as a property buyer looking buying Real Estate property in Cambodia, you want to make a checklist before you decide to go for one. Buying a home that cost you less money at the right location will save you a lot of your pocket money and you can use it to invest on something else for profits.
The main criteria to focus here before buying a property you want to check first for your preferred location for resident or running a business, if the property has the land title with official certificate from the government, no dispute involve at the present or in the future and the price rate of this area.
Buying a property is like doing a business if you get it right you can get the most from this house that you just buy but if not you will loose a lot of money and hard to recover back. So you want to make sure that the place you are looking at this safe for both by govern laws and the living condition in this area.
First step - Identify your property location
You want to study the location before hand before you decide to buy a house or any real estate property that may occur now or in the near future because you don't want to regret after having the property at hand.
Some location is good just for resident but not good for business at all. So it is really depend if you like the business location or quiet are for just staying with your family member. It has to meet the security standard as well and be able to access the location and inside the building 24 hours a days where possible.
Good location avoid any electricity black out often, no connection to water pipe or no better condition road to connect from the high way down to the location etc. You can also check if this location is the location that the government is going to do the property development in the future and ask if it will affect you or it will benefit you to buy a house or land in this area.
Second Step - Property Evaluation
It is always good to check the price rather than just offer to buy at any rate proposed from the property owner. If you have someone or group of expert helping would be a great idea to ask for their help in evaluating this proper. But not you can approach to the real estate agent with more experiences in dealing with real estate business in Cambodia so they can give you more advice on this issue.
However, you have to take notice and be careful of using the real estate agent company for they can make money out of you and from the property owner as well. Anything have to come with several sources of comparison and trust otherwise you will spend more than expecting to pay less.
Third Step - Making your offer
After you cleared all the doubt, at this stage you can make an offer at the lowest you dare to offer there is no fee involve by just putting some words of negotiation before signing the payment contract and transfer of document and ownership title.
Remember to make an offer a bit lower or at the market price because often time the landlord or property owner want to sell their property in higher price than the market price. You have to be smart in buying large real estate from the owner or from the middleman.
Fourth step - Signing contract/Transfer property ownership/Payment
Maybe you can deposit some amount of money to secure this property but you don't want to pay at any higher amount or half or full amount at the agreement level before signing the contract.
When signing the contract, you have to make sure you have gone through the government authority (local authority or any parties that involve) to be witnesses and transfer the property ownership/rights and document to you and then you can make the transfer of payment.
The transfer of ownership may take a while to process, so the payment should be in partial not complete until the final stage you receive the right to occupy the house or land then you can pay the rest to the owner.
Final notes - Using Attorney
For security transfer to fund (amount of money at the value of property) you want to hire a professional or expert in law to prepare a transfer documents and transfer to ownership to you with spending some amount of money for this services.
It is always good to have a witness from an attorney with their stamp to secure under the law of the Kingdom of Cambodia.
